Research = Proper Pricing

Before listing your property, we will spend time learning as much as possible about it. We’ll research neighborhood history, schools and demographics. We’ll research building permits, sewer connections, and plat maps.
Most importantly, we will conduct some very thorough research about the market conditions in your neighborhood. We have learned from years of experience that if a home is priced wrong, even our intensive marketing will not make a difference.
We will search public records and all the local the Multiple Listing Services. We will review properties that have recently sold and properties that are currently on the market, as well as properties that were previously on the market but not not sell. We will compare those properties, feature by feature, to yours, to arrive at the best possible pricing estimate for your property.
We will compare our pricing estimate to the most popular online value estimators such as Zillow.com and Cyberhomes.com. We realize that the computerized values produced by these free services are not always correct, but we also recognize that many serious buyers will research these services before making an offer.
Fair market value is the price a ready and able buyer is willing to pay, and the price a ready and able seller is willing to accept.
